2em;"><span leaf="">为深入推进“治理物业服务突出问题”重大民生实事集中整治工作，进一步畅通问题线索举报投诉渠道，现面向社会公开征集物业服务领域相关问题线索，有关事项公告如下：</span></p><p style="line-height: 2;text-indent: 2em;"><span leaf=""><br/></span></p><p style="line-height: 2;text-indent: 2em;"><span style="color:#0070c0;"><strong>一、征集时间</strong></span></p><p style="line-height: 1.6em;text-indent: 2em;"><span leaf=""><br/></span></p><p style="line-height: 2;text-indent: 2em;"><span leaf="">即日起至2026年10月31日（暂定），工作日8:00-12:00，14:30-17:30。</span></p><p style="line-height: 2;text-indent: 2em;"><span leaf=""><br/></span></p><p style="line-height: 2;text-indent: 2em;"><span style="color:#0070c0;"><strong>二、征集内容</strong></span></p><p style="line-height: 1.6em;text-indent: 2em;"><span leaf=""><br/></span></p><p style="line-height: 2;text-indent: 2em;"><span leaf="">征集范围为池州市辖区内住宅小区物业服务行为。</span></p><p style="line-height: 1.6em;text-indent: 2em;"><span leaf=""><br/></span></p><p style="line-height: 2;text-indent: 2em;"><strong>（一）物业服务质价不符问题。</strong><span leaf="">未按照物业服务合同约定的服务内容和标准提供服务；未履行信息公开和报告义务；未履行对物业服务区域内违法违规行为的巡查、劝阻、报告义务。</span></p><p style="line-height: 1.6em;text-indent: 2em;"><span leaf=""><br/></span></p><p style="line-height: 2;text-indent: 2em;"><span textstyle=""><strong>（二）侵占业主公共收益问题。</strong></span><span leaf="">擅自利用小区公共部位经营；未公示公共收益收支情况；违规侵占小区公共收益。</span></p><p style="line-height: 1.6em;text-indent: 2em;"><span leaf=""><br/></span></p><p style="line-height: 2;text-indent: 2em;"><span textstyle=""><strong>（三）维修资金管理使用不规范问题。</strong></span><span leaf="">未按规定公布维修资金交存、使用等情况，侵占、挪用、套取维修资金。</span></p><p style="line-height: 1.6em;text-indent: 2em;"><span leaf=""><br/></span></p><p style="line-height: 2;text-indent: 2em;"><span textstyle=""><strong>（四）共用设施设备维护不到位的问题。</strong></span><span leaf="">未落实法律法规规定和物业服务合同约定，对共用设施设备管理不善，巡查不规范，维护保养不到位，维修不及时。</span></p><p style="line-height: 1.6em;text-indent: 2em;"><span leaf=""><br/></span></p><p style="line-height: 2;text-indent: 2em;"><span textstyle=""><strong>（五）住宅老旧电梯更新不及时问题。</strong></span><span leaf="">电梯故障频发、运行状态差、存在安全隐患的住宅老旧电梯，未及时纳入更新范围。</span></p><p style="line-height: 1.6em;text-indent: 2em;"><span leaf=""><br/></span></p><p style="line-height: 2;text-indent: 2em;"><span textstyle=""><strong>（六）群众反映强烈的其他物业服务问题。</strong></span><span leaf="">物业服务合同终止后，拒不退出物业服务项目；以停止供水、供电、供气，限购水电气费用，限制开启门禁、乘用电梯、停放车辆等方式催交物业费。</span></p><p style="line-height: 2;text-indent: 2em;"><span leaf=""><br/></span></p><p style="line-height: 2;text-indent: 2em;"><span style="color:#0070c0;"><strong>三、征集要求</strong></span></p><p style="line-height: 1.6em;text-indent: 2em;"><span leaf=""><br/></span></p><p style="line-height: 2;text-indent: 2em;"><span leaf="">1.提供的问题需包含涉事小区名称、具体问题描述及相关证据；</span></p><p style="line-height: 1.6em;text-indent: 2em;"><span leaf=""><br/></span></p><p style="line-height: 2;text-indent: 2em;"><span leaf="">2.提供的问题不得虚构或夸大事实，不得故意捏造事实诬陷他人，对恶意举报、诬告陷害他人的，将依法追究法律责任。</span></p><p style="line-height: 2;text-indent: 2em;"><span leaf=""><br/></span></p><p style="line-height: 2;text-indent: 2em;"><span
